The June 2025 housing market in the Philadelphia metro continues to reflect a balancing act between inventory growth and steady buyer activity.

🔍 Key Highlights:

  • Inventory Is Holding Steady:
    June closed with 9,989 homes on the market—virtually unchanged from May. However, July's early numbers show a slight dip to 9,786, suggesting a modest tightening.

  • New Listings Remain Strong:
    A solid 5,360 homes were listed in June, keeping pace with the seasonal push. Though July is off to a slower start (only 853 new listings so far), this is normal for early month data.

  • Buyer Activity Still Strong:
    4,132 homes sold in June with a median sold price of $438,600. Even with increased options, buyers are still showing up and closing.

  • Homes Are Moving Fast:
    The Days on Market (DOM) stayed low at 25 days, and the Cumulative DOM (CDOM) at 30 days, reinforcing that well-priced homes are still flying off the shelves.

  • Slight Shifts in Pricing:
    Median list prices dropped slightly from May ($389,900) to July ($385,000), which could signal early adjustments from sellers in response to competition.

  • Months Supply of Inventory (MSI) is at 2.7, still favoring sellers—but inching toward a more balanced market.
